Remodel or Rebuild? A Florida Homeowner Decision Guide
Choosing between a major remodel and rebuilding is not just a comparison of price per square foot. The existing structure, desired layout, approval process, and disruption to your household all affect the decision.

Investigate what you would keep
Have the structure and major systems evaluated before assuming the existing building is an asset. A retained wall can constrain the layout or require additional work. Identify which parts of the home would truly remain and what would need replacement.
Compare equivalent outcomes
Put both options against the same requirements: room count, layout, systems, exterior work, and completion standard. Include design, temporary housing, demolition, site work, and closeout. Two different scopes cannot support a fair financial comparison.
Your next planning step
Write a must-have list and request feasibility reviews for both paths. Compare the finished result and major uncertainties before deciding which option to develop.
Prepare for a productive consultation
Bring photographs, available plans or a survey, and a short list of priorities. Separate essential work from optional upgrades so the discussion can produce a clear base scope. Share the budget range you are comfortable considering and explain any deadline that affects your plans.
Ask the contractor to identify what can be confirmed during the visit and what needs further investigation. Record selections, exclusions, and unanswered questions in writing. A useful estimate explains its assumptions and responsibilities; it should give you a basis for decisions rather than only a number.
