Site Preparation for New Construction in Florida
Site preparation determines whether the approved building can be constructed as planned. Clearing the visible space is only one part of a process involving access, grading, utilities, and the proposed foundation.

Gather reliable site information
Use a current survey and identify known easements, utilities, and existing improvements. Ask the design team what soil or other site investigation is appropriate. Mark features that must remain so clearing does not remove them by mistake.
Coordinate the temporary and permanent work
Plan equipment routes, material staging, temporary drainage, and protection for neighboring property. Review final grades together with foundation and paving elevations. Changes made for convenience during construction should not undermine the finished drainage plan.
Your next planning step
Ask for a site-preparation scope that identifies removals, retained features, utility coordination, and final restoration. Confirm the assumptions used for excavation pricing.
Prepare for a productive consultation
Bring photographs, available plans or a survey, and a short list of priorities. Separate essential work from optional upgrades so the discussion can produce a clear base scope. Share the budget range you are comfortable considering and explain any deadline that affects your plans.
Ask the contractor to identify what can be confirmed during the visit and what needs further investigation. Record selections, exclusions, and unanswered questions in writing. A useful estimate explains its assumptions and responsibilities; it should give you a basis for decisions rather than only a number.
